September in Crosslake: More Choices, Active Buyers & Some of the Best Lake Days of the Year

There is something about September in Crosslake.
The boats are still in the water. The afternoons can feel like summer, but the mornings have that unmistakable hint of fall. The lake gets a little quieter, the sunsets seem to get a little better, and before long, the first maples along the shoreline start showing off.
For those of us who love lake country, September might just be one of the best months of the year.
And this year, it is also shaping up to be an interesting time in the Crosslake and Whitefish Chain real estate market.
More Lake Properties to Choose From, But Buyers Are Still Buying
The Crosslake Lakes Area enters September with approximately 106 homes for sale across all price ranges. That's considerably more inventory than we had earlier this year, when available homes dipped to around 50.
At first glance, that might sound like the market has slowed considerably.
But here's where the numbers get interesting.
Recent monthly sales have actually been among the strongest we've seen over the past year, with approximately 23 closed sales in the most recent month after reaching nearly 30 the month before.
In other words:
There are more properties for buyers to choose from, but buyers haven't disappeared.
They have become more selective.
And in lake real estate, that's an important distinction.
The Upper-End Market Is Very Much Alive
The $800,000+ segment continues to represent a substantial portion of our Crosslake Lakes Area market.
There are currently approximately 37 properties listed at $800,000 or more, and about eight recent monthly sales occurred within that same price category.
That matters in an area like Crosslake and the Whitefish Chain because our market simply doesn't behave like a typical residential market.
A million-dollar lake property isn't competing solely against another million-dollar house.
It's competing on shoreline, lake quality, view, elevation, privacy, exposure, swimming, boating access, lot characteristics, condition and overall experience.
Two homes with similar square footage and similar asking prices can offer dramatically different value once you walk down to the water.
That's one of the reasons I caution buyers and sellers against relying too heavily on price per square foot or broad market averages when evaluating lake property.
The house matters. The lake matters more than many people realize.
What About Days on Market?
This is where the September market gets even more interesting.
Overall median days on market recently settled into roughly the 40-day range, but the individual price categories vary dramatically from month to month.
Some of those wild swings are simply the reality of analyzing a relatively small lake-market sample. One unusual property that takes a long time to sell can dramatically move the median within a narrow price bracket.
So rather than focusing on one month's number, I look at the bigger message:
Correctly positioned properties are selling. Overpriced or compromised properties can sit.
And with more than 100 properties currently available, buyers have enough choices that they don't necessarily need to overlook shortcomings.
For sellers, that makes the first few weeks on the market increasingly important.
What Buyers Are Really Comparing
This time of year is actually one of my favorite times to evaluate lake property.
By September, the shoreline vegetation is fully established, so you can see what privacy really looks like. Water levels and aquatic vegetation are easier to evaluate. You can observe boat traffic after the peak summer season. And instead of racing from showing to showing during a busy summer weekend, buyers often have a little more time to experience the property.
Walk the shoreline.
Look back at the house from the dock.
Check the elevation.
Look at neighboring properties.
Notice the afternoon sun.
And stand there for a few minutes.
Because eventually the question becomes less about bedrooms, bathrooms and square footage and more about:
Is this where I want to spend my time?
That's the part of lake-property valuation that a spreadsheet can't measure.
Sellers: More Inventory Changes the Strategy
With approximately 106 properties currently available in the Crosslake Lakes Area, sellers need to recognize that today's buyer has options.
That doesn't mean you need to underprice a great property.
Quite the opposite.
It means you need to understand precisely what makes your property valuable and how it compares to the alternatives.
Great sand frontage should be marketed.
A spectacular sunset exposure should be marketed.
Privacy should be marketed.
A level approach to the lake should be marketed.
A grandfathered boathouse, exceptional view, acreage, protected harbor or easy access into the Whitefish Chain can all materially affect how buyers perceive value.
The goal isn't simply to put a house on the MLS.
It's to give buyers a compelling reason to choose your piece of lake country over everything else they are seeing.
And Now for the Important September Advice…
Don't put the lake away yet.
Labor Day arrives and suddenly Minnesotans start behaving as though someone flipped the switch from summer directly to winter.
The pontoon does not need to come out because one maple leaf turned orange.
September boating can be spectacular. The lakes get quieter. Fishing changes as the water begins to cool. Evenings around the fire get better. And soon we'll have one of the best views of fall color available anywhere — from the middle of the lake.
Crosslake also comes alive for Crosslake Days later this month, giving us another reason to enjoy town before the season changes.
So keep the boat in.
Take the sweatshirt.
Pack dinner.
And go for the sunset cruise.

One Thing to Notice Before Fall
September is also a great time to actually look at your shoreline.
After a summer of boat wakes, storms and heavy rain, notice where water travels across your property. Look for areas of erosion. Pay attention to places where shoreline vegetation is thin and consider whether native plantings or other improvements might make sense next year.
You don't have to undertake a major shoreline project.
Sometimes good lake stewardship starts simply by noticing what's happening on your own property.
So, Where Does the Market Go From Here?
September's numbers tell me we have a market that is becoming more balanced but not inactive.
Buyers have substantially more choices than they did earlier this year, yet sales activity remains healthy. That creates an environment where buyers can be thoughtful, while sellers with desirable properties can still achieve excellent results when they are priced and marketed appropriately.
And that is particularly true in Crosslake and on the Whitefish Chain, where the details of the property matter enormously.
If you're considering selling in 2027, fall is actually a great time for me to walk your property with you. We can evaluate the shoreline, discuss improvements that may or may not be worth making over the winter, and begin establishing a pricing and marketing strategy without the pressure of an immediate listing date.
And if you're buying?
Don't assume you've missed your opportunity because Labor Day has passed.
Some very interesting lake properties can come onto the market in September and fall. And you'll get to see them during one of the prettiest times of the year.
There is plenty of lake season left.
And judging by the numbers, there is plenty happening in our lake real estate market, too.

If you need another reason to love September in Crosslake, Crosslake Days is it.
Each fall, Crosslake trades a little of its summer lake bustle for hometown fun as residents, seasonal homeowners and visitors come together for one of the community’s favorite traditions. This year’s Crosslake Days takes place September 24-26, with activities happening throughout town.
The weekend brings the annual chili cook-off, arts and crafts, live entertainment, the Lost Chili Pepper Hunt, Cider & Candlelight Tour, street dance and plenty of opportunities to wander through local businesses and enjoy Crosslake at a slightly slower pace.
And honestly, that is part of what makes living here special.
Crosslake may be known for the Whitefish Chain, but the lakes are only part of the story. It is the local businesses, organizations, volunteers, events and familiar faces that turn a beautiful vacation destination into a genuine community.
