JUNE IN LAKES COUNTRY: What Buyers and Sellers Should Know Right Now

June is one of the most active months of the year for real estate in Crosslake and throughout the Whitefish Chain.
The docks are in, the lakes are busy, and buyers are finally able to experience properties the way they were intended to be enjoyed. It's also the time of year when market trends become clearer and both buyers and sellers can better understand their opportunities.
So what is the market telling us right now?
The Market Is Active, But Buyers Have More Choices
Over the past 30 days, we've seen:
32 new lake property listings
20 properties go pending
12 properties close
64 lake properties currently available for sale
With approximately six months of inventory available, the market is more balanced than we've seen in recent years. Buyers have more options to consider, while sellers still benefit from strong seasonal demand.
Sellers Are Still Receiving Strong Prices
One of the most encouraging signs for sellers is that properly priced properties continue to sell very close to asking price.
Over the past 30 days:
Properties sold for an average of 99.5% of their final list price
Properties sold for an average of 98.7% of their original list price
The average sale price was approximately $1.18 million
What does that mean?
Buyers are still willing to pay for desirable lake properties, but they're also paying attention to value. The homes attracting the most interest are the ones that are priced appropriately and presented well from the start.
Patience and Preparation Matter
The average lake property is spending about 39 days on the market before selling.
That's a healthy reminder that today's market isn't necessarily about listing on Thursday and receiving multiple offers by the weekend. Buyers are taking time to compare properties, evaluate financing costs, and ensure they're making the right decision.
For sellers, this means preparation, pricing, and presentation remain more important than ever.
Buyers Are Focused on Lifestyle
While price and condition always matter, many buyers are ultimately making decisions based on how they envision using the property.
They're looking for:
Great shoreline and swimming areas
Privacy and views
Convenient boating access
Outdoor gathering spaces
A place where family and friends can create lasting memories
In fact, the average lake property receives fewer than three showings, while it takes about nine showings on average before a property goes pending. The right buyer is often looking for the right property—not simply the next property available.
Final Thoughts
The June market in Crosslake and on the Whitefish Chain can best be described as balanced and active.
Buyers have more choices than they did a few years ago, but desirable lake properties continue to command strong prices and steady interest.
For sellers, realistic pricing and thoughtful presentation remain the keys to success. For buyers, preparation and patience can create opportunities as more inventory becomes available throughout the season.
