Many homeowners consider selling their home For Sale By Owner (FSBO). On the surface, it can seem simple: put up a sign, post online, and wait for a buyer. For some sellers, this approach can work. But what many homeowners discover is that selling a home involves far more than marketing—it’s a complex legal and financial transaction.
Understanding the difference between selling on your own and working with a licensed Realtor can help you make the best decision for your situation.
What Does “For Sale By Owner” Mean?
A FSBO sale means the homeowner handles the entire transaction themselves—pricing, marketing, showings, negotiations, paperwork, and closing coordination—without professional representation. There are also many safety risks, legally and physically that need to be considered.
While it may seem like a way to save on commission, many sellers underestimate the time, legal requirements, and negotiation expertise required to successfully close a real estate transaction.
Legal Responsibilities in Minnesota
Real estate transactions in Minnesota involve strict disclosure laws, contracts, and deadlines. Licensed agents operate under the regulations of the Minnesota Department of Commerce, which helps ensure that buyers and sellers follow proper procedures and documentation.

Often homes sold by Professional Real Estate Agents net a higher return for the seller than FSBO homes.
